          In most markets, all around the country, a large portion of available listings  "expire without a sale". And the ones that do sell - have usually been listed multiple times, over many, many months. Why is that?

          The reason lies in the bare concept of the Realtor's business. It makes more economical sense for an agent to always be looking for new listings, rather than spending all their time just trying to sell one customer's house - your house. Based on the criteria, most realtors are just looking to build a large portfolio of listings, and once your listing is secured - very little effort will be invested in actually selling your listing - your house. The attention seems to be re-directed to obtaining more and more listings. Whether you know it or not; the name of the game, as a realtor, is VOLUME, and that is usually why it takes so long to sell your house.

          Another reason is that most realtors do not have the "cutting edge" marketing expertise needed in today's economical climate. Their limited financial resources, allocated to marketing, can not and will not create enough exposure and provide access to larger markets of potential buyers. So in the end, your house doesn't sell.

While real estate has many advantages over other types or vehicles of investment, its single greatest limitation compared to stocks, bonds, foreign currency,precious gems or metals, is its lack of liquidity.  That is, the speed by which real estate can be converted to quick cold cash.
